Are you thinking of building a new house? Many considerations go into a set
of building plans. Life styles and location are critical to a home’s
placement. On the interior, south facing windows and doors take advantage of
solar heat gain. Diagnosing many problems in homes can sometimes be avoided
by better placement, such as covered entries, choice of exterior finishes,
roof design, and water management issues.
Similar building materials may be priced differently, but performance should
by the determining factor. The old saying, “you get what you pay for” rings
true today. Some materials last much longer but cost more. Also, some
materials are designed for one particular use or application. New products
are constantly coming on the market to address problem areas. Some are
proven and some are just a waste of time and money.
Then again, one person’s method of application can differ from another.
There is usually more than one way to do a job, but one may offer better
protection from the elements. Careful analysis of certain areas can prevent
future problems. What looks and performs well today may take only a brief
time to deteriorate and fail because of inferior quality products.
Another area of concern is placing the home on the lot. A sloping lot can
help relieve drainage issues and can also take advantage of a walk-out
basement. Proper home elevation allows finish grade to have the correct
pitch for water drainage. Drain tiles and sumps can be located for highest
efficiency. Changes can be made more economically on paper than in the
field.
A written report is furnished with discussed changes and revisions. The
earlier in the building process, the better. Some custom plans can be costly
to change, but the “wish I had known” factor is worth the piece of mind in
making informed decisions on the biggest investment of your life: your new
home.
